Smart Start to Renting

Develop a budget: Consider expenses, in addition to rent. These can include utilities, electric, cable, internet, etc.
How much money can you put down? You will need to pay a minimum of the first month’s rent and a security deposit before moving in. In some cases, you may also need to pay the last month’s rent or an additional security deposit.
Classify desired or necessary living situation: How much space and how many rooms do you need? Your living situation may fall into one of these categories: Single, Couple, Roommate, Family.
Discover areas you’d like to move to: Consider factors such as proximity to transportation, shopping, neighborhood activities, suburban vs. urban atmosphere, school zoning, and local flavor. Visit each area to find the right atmosphere.
Figure out when you want to move in: Consider your lease, job/school deadlines, and how quickly you can move out of your current living situation.
Consider your application: Gather necessary documents such as tax forms, pay stubs, employment letters, bank statements, credit history, references, and a guarantor (if necessary).
Decide on Pets: Having a pet may limit your search and may require an additional pet deposit.

Application Checklist

To apply for an apartment, you typically need:
  • Application form
  • Identification (driver’s license or passport)
  • Pay stubs (most recent three)
  • Bank statements (most recent three)
  • Tax returns
  • Letter of employment
  • Landlord reference
  • Other references (if applicable)

Guarantor

A guarantor is someone who will guarantee the fulfillment of all terms of the lease agreement. If you don't meet the necessary income or credit requirements, you may need a guarantor who can provide financial backing.

Pet Deposit

Many landlords require a pet deposit in addition to the security deposit. This helps ensure that the property is well cared for if you have pets.
